Clough Bottom - The Coach House Access Statement

Introduction

The Coach House is a converted Grade II Coach House retaining its original character in the the heart of the Ribble Valley. The property overlooks a stream and has its own private outdoor seating area to the rear. The property has its own drive and adjoins the farmhouse orchard by the stream. The Coach House is set on an organic and conservation minded farm in an idyllic and tranquil location within the Forest of Bowland.
As a two storey property, our premises are unsuitable for anyone with a mobility disability because of the stairs. The following statement is a summary of our provision. If you have any specific questions please feel free to call us and we will endeavour to help.

Pre-Arrival

We have our own website (www.cloughbottom.co.uk).
Booking/enquires can be made via e-mail or phone and are confirmed by post or e-mail. We ask for a 25% deposit on booking, with balance due 8 weeks before arrival.
Nearest bus stop is a 10 minute walk from The Coach House and is located by the village hall in Bashall Eaves.
Nearest public telephone box is a 10 minute walk from The Coach House and is located at the end of the road leading to Clough Bottom in the village of Bashall Eaves.
Nearest train station is 5 miles in Clitheroe.

Arrival & Car Parking Facilities

We will meet you with keys on arrival between the hours of 3.00pm and 5.00pm, Monday to Friday. Outside these hours the cottage owners are available. In the unlikely event the owners are unavailable, customers arriving will be contacted in advance to discuss arrangements for collection of keys on arrival.
The Coach House is accessed via a private gravel lane. Parking is available immediately to the side of the cottage in front of the French doors. The area to the front of the cottage must be kept free of cars to allow access by the owners to the farmhouse.
There are additional car parking bays on the main car park outside the main reception building.
There are two sensor lights outside the entrance to The Coach House.

The Approach

The cottage is situated down a private lane immediately next to the boundary wall of the main farm House, opposite the reception building. The name of the cottage is clearly displayed on the door of the building.

Main Entrance & Reception

The main entrance has one step 15 cm high, 93 cm wide by 15 cm deep, with a further aluminium lip of 3 cm high. The key hole lock is 1.14 mtrs high.
The downstairs of the cottage is open plan.
The entrance leads directly into the kitchen area (open plan) off the main living accommodation.
The entrance hall's décor is light walls with stained wooden skirting. The floor is wooden laminate. The doors are wooden, cream glossed.

Self Catering Kitchen

Fully fitted kitchen mixture of cupboards/drawers.
Worktop height - 90 cm.
Sink unit with cupboards underneath.
Freestanding electric oven with ceramic hob. Height - 92 cm.
Flooring is laminate flooring.
Good contrast between floor, cupboard and other surfaces.
Evenly lit kitchen with ceiling spotlights - bright, with additional under shelf and kitchen cabinet lighting.
Freestanding fridge with freezer icebox (****) under worktop.
Smoke alarm fitted.

Open Plan Kitchen/Diner and Living Room

Dining area is within the kitchen area.
Flooring is wooden laminate flooring.
Dining table - 74 cm high, 1.18 mtrs long x 74 cm wide. Chairs (moveable) 4 - wooden bottoms - no arms.
Leads through to the Living Room.

Living Room

Flooring is laminate flooring with a rug.
Lighting is mixture of wall lights and table lamps.
Good colour contrast between walls floor and furniture.
Two 2 seater leather sofas, both armed.
Furniture - one dark bookcases/TV cupboard/coffee table/side table (on castors) and wicker stool.
The bookcase has tourist information, books, jigsaw puzzles and videos which is at an appropriate height and accessible to all.
Teletext/DVD TV/ Radio and IPOD docking station all with remote control.
There is free space of 1.30 mtrs x 1.80 mtrs clear of doors and furniture.
Full-double glazed French doors - width 1.27 mtrs x 1.89 mtrs (both open). Opening on to a step - height 6 cm, leading to another step 15cm high. Leading to a gravel area for parking and private outdoor seating area with wooden picnic bench.
Full-glazed door - 1.75 mtrs x 73.5 cm. Step down (10 cm) leading to private outdoor seating area.


Stairs

Fitted with a handrail on one side. The stair risers are closed, with 2 turns. 11 steps in total leading to the landing. The stairs are 20 cm, kites and winders of varying widths and depths. Lit with spotlights.

Upstairs Landing Area/Passage

The passages leading to the bedrooms is 73 cm wide by 226 cm long. 3 doors off. The passage has a smoke alarm fitted. A cupboard at the top of the stairs houses the water tank.

Bedroom (1)

Door width - 68 cm.
Double-size bed height - 64 cm.
All bedding - Non feather duvets and pillows provided.
Sheets, duvet covers and pillow cases are cotton.
Fitted cupboard suitable for all clothing except hanging.
Largest transfer space available to left or right of bed is 48 cm.
Wall lamps and 2 table lamps.
Bed is moveable.
Two bedside tables.
Fitted short pile carpet on the floor.

Bedroom (2)

Door width - 70 cm.
Two single-size beds height - 57 cm.
Both beds are moveable.
5 drawer chest of drawers with dressing table top and mirror.
Fitted cupboards running the full length of the room containing two wardrobes with hanging rail.
Wall lamp.
Bedside table and table lamp.
Largest free space clear of doors and furniture is 1.62 mtrs x 1.78 mtrs.

Bath Room

Door width - 64 cm.
The bathroom suite is white.
The mirror is at a height of 113 cm. Shaver socket.
Toilet seat height - 42 cm.
Transfer free space to left of the toilet is 30 cm and to the right of the toilet is 22 cm.
Pedestal washbasin - height 78cm.
Bath - 53 cm high x 68 cm wide x 167 cm long. Mixer shower over the bath with shower curtain.

Grounds & Gardens

There is a private patio area to the side of the property accessible to visitors (internally) via the double French doors to the living room.
There is a picnic bench - 76 cm high x 1.5 mtrs long by 60 cm wide. The seat is 52 cm high.
To the rear of the cottage there is a private terraced garden overlooking the Sensory Garden, herb garden and orchard. This is flagged and enclosed with a wall on all sides. Additional garden furniture comprising of an iron table and two chairs. A stream runs to the side of the property on the other side of the drive. The stream is banked by shrubs and trees. Guests have use to a playfield (situated in field next to the bridge), and are invited to pick their own fruit and vegetables from the organic veg patch and polytunnel located in the field next to the playfield.
There are many public footpaths within easy reach of the cottage. A selection of walks is provided. 

Laundry

There is 24 hour access to a laundry room opposite the main reception building 70 mtrs from The Coach House, accessible from the main farm yard and car parking area.
Guests have access to a stacked washing machine and tumble dryer and washing consumables. Pegs and an outside drying line are also available.

Additional Information

The Coach House is no smoking.
We do not allow pets.
A travel cot and stair gate can be located in the bedroom cupboard and wardrobe. An additional folding guest bed and high chair is available from Reception.
A hairdryer is available from Reception.

Guests are invited to pick their own seasonal vegetables from an organic vegetable patch.

Mobile phone reception is reasonable (outside the property).

Internet access is available during office hours (subject to PC availability).
We supply a Welcome Hamper with tea bread, jam, milk, cheese, tea and coffee. Breakfast Hampers and frozen ready meals are also available to purchase along with jams and chutneys which can be purchased for the farm pantry (located in Reception). Opening times - Monday, Tuesday and Thursday between 9.30-2.30pm and on Fridays between 9.30am-5pm. Additional information on things to do in the area, maps, advice and assistance are also available from Reception.
Directions will be sent out on receipt of balance.
