Introduction
Saddle Barn is a semi-detached converted barn conversion, in the heart of the Ribble Valley. The property overlooks the stream and has its own private outdoor seating area to the rear. The front of the property overlooks the farm yard of an organic and conservation minded farm.
As a two storey property, our premises are unsuitable for anyone with a mobility disability because of the stairs. The following statement is a summary of our provision. If you have any specific questions please feel free to call us and we will endeavour to help.

Pre-Arrival

Booking/enquires can be made via e-mail or phone and are confirmed by post or e-mail. We ask for a 25% deposit on booking, with balance due 8 weeks before arrival.
Nearest bus stop is a 10 minute walk from Saddle Barn and is located by the village hall in Bashall Eaves.
Nearest public telephone box is a 10 minute walk from Saddle Barn and is located at the end of the road leading to Clough Bottom in the village of Bashall Eaves.
Nearest train station is 5 miles in Clitheroe.

Arrival & Car Parking Facilities
We will meet you with keys on arrival between the hours of 3.00pm and 5.00pm, Monday to Friday. Outside these hours the cottage owners are available. In the unlikely event the owners are unavailable, customers arriving will be contacted in advance to discuss arrangements for collection of keys on arrival.
There is a large, level gravel drive with individual car parking bays to accommodate 8 cars. Additional car parking available adjacent to. Parking is 20 metres from the front door of the property. Cars can be parked immediately outside the property for luggage loading and unloading but then should be moved to the designated parking bays to allow access for farm vehicles.
There is no light outside the main entrance but lighting is provided from lights at the car park and opposite the property on the main Reception building.
The Approach
The cottage is situated opposite the main Reception building in the main farm yard. The name of the cottage is clearly displayed on door of the building.
Main Entrance & Reception
The main entrance has one step 9 cm high. The door is 81 cm wide, 1.88 mtrs high. The key hole lock is 1.03 mtrs high. There is easy access from outside ground surface to inside surface. The entrance leads into a short hallway with coat hanging space directly opposite and access the downstairs w.c. and main living accommodation. The entrance hall's décor is light walls with stained wooden skirting. The floor is carpeteted with a heavy duty carpet. The doors are stained oak.
Lighting is ceiling spotlights - bright.

The rear of the cottage overlooks a stream, play field with picnic bench and field containing trees and shrubs and an organic vegetable patch which can be used by guests.
There are many public footpaths within easy reach of the cottage. A selection of walks is provided.
Laundry
There is 24 hour access to a laundry room in an adjoining building 7 mtrs from Saddle Barn.
Guests have access to a stacked washing machine and tumble dryer and washing consumables. Pegs and an outside drying line are also available.

A travel cot and stair gate can be located in the bedroom cupboard and wardrobe. An additional folding guest bed and high chair is available from Reception
A hairdryer is available from Reception
Guests are invited to pick their own seasonal vegetables from an organic vegetable patch
Mobile phone reception is reasonable (outside the property)
Internet access is available during office hours (subject to PC availability)
We supply a Welcome Hamper with tea bread, jam, milk, cheese, tea and coffee. Breakfast Hampers and frozen ready meals are also available to purchase along with jams and chutneys which can be purchased for the farm pantry (located in Reception). Opening times - Monday, Tuesday and Thursday between 9.30-2.30pm and on Fridays between 9.30am-5pm. Additional information on things to do in the area, maps, advice and assistance are also available from Reception
