Clough Bottom - Woodcutter's Cottage Access Statement

Introduction

Woodcutter's Cottage is a semi-detached converted barn conversion, in the heart of the Ribble Valley. The property overlooks the stream and has its own private outdoor seating area to the rear. The front of the property overlooks the farm yard of an organic and conservation minded farm.
As a two storey property, our premises are unsuitable for anyone with a mobility disability because of the stairs. The following statement is a summary of our provision. If you have any specific questions please feel free to call us and we will endeavour to help.

Pre-Arrival

We have our own website (www.cloughbottom.co.uk).
Booking/enquires can be made via e-mail or phone and are confirmed by post or e-mail. We ask for a 25% deposit on booking, with balance due 8 weeks before arrival.
Nearest bus stop is a 10 minute walk from Woodcutter's Cottage and is located by the village hall in Bashall Eaves.
Nearest public telephone box is a 10 minute walk from Woodcutter's Cottage and is located at the end of the road leading to Clough Bottom in the village of Bashall Eaves.
Nearest train station is 5 miles in Clitheroe.

Arrival & Car Parking Facilities

We will meet you with keys on arrival between the hours of 3.00pm and 5.00pm, Monday to Friday. Outside these hours the cottage owners are available. In the unlikely event the owners are unavailable, customers arriving will be contacted in advance to discuss arrangements for collection of keys on arrival.
There is a large, level gravel drive with individual car parking bays to accommodate 8 cars. Additional car parking available adjacent to.
Parking is 20 metres from the front door of the property. Cars can be parked immediately outside the property for luggage loading and unloading but then should be moved to the designated parking bays to allow access for farm vehicles.
There is no light outside the main entrance but lighting is provided from lights at the car park and opposite the property on the main Reception building.

The Approach

The cottage is situated opposite the main Reception building in the main farm yard. The name of the cottage is clearly displayed on door of the building.

Main Entrance & Reception

The main entrance has an aluminium lip/step - 3 cm high. The door is 86 cm wide by 1.99 mtrs high. The key hole lock is 92 cm high. There is easy access from outside ground surface to inside surface.
The entrance leads directly into the open plan/living room/kitchen.
The entrance hall's décor is light walls with stained wooden skirting. The floor is laminate with a rug in the living room. The doors are stained oak
Lighting is a mixture of ceiling spotlights to the kitchen - bright.

Self Catering Kitchen

Kitchen/Open Plan Lounge with Dining Area.
Fully fitted kitchen mixture of cupboards/drawers.
Worktop height - 90cm.
Sink unit with cupboards underneath - 90 cm high.
Oven with electric module - hob 90 cm high.
Flooring is laminate flooring.
Good contrast between floor, cupboard and other surfaces
Evenly lit kitchen with ceiling spotlights above work surfaces - bright.
Freestanding larder fridge with **** ice-making compartment/freezer (under worktop).
Smoke alarm fitted.

Open Plan Living and Dining Room

Dining area is part of living room.
Flooring is laminate flooring with rug.
Lighting is provided by a freestanding lamp, table light/lamps and a ceiling light
Good colour contrast between walls floor and furniture

Dining table - 75.5 cm high, 91 cm in diameter. Chairs (moveable) 4 - wooden bottoms - no arms. Seat - 46.5 cm high
Full-glazed door - width 79 cm, height - 183 cm and step down - height - 20.5 cm leading to decked patio area
There is free space of 2.54 mtrs by 1.63 mtrs and 2.06 mtrs by 89 cm clear of doors and furniture
Door off leading to the stairs - width 74 cm, height 198 cm.

Stairs

Fitted with a handrail on one side. The stair risers are closed, with 9 steps leading to a half-turn (small table) with a further 5 steps to the landing. The stairs are 20 cm high

Largest free space clear of doors and furniture is 1.85 mtrs x 1.27 mtrs.
Lighting is provided be ceiling light two wall-mounted reading lamps.
All beds are moveable.

Bedroom (2)

Door width - 73 cm.
One double bed height - 60.5 cm, width - 1.34 mtrs.
Two bedside shelves - height 62 cm, each with table lamp.
Largest free space clear of doors and furniture is 1.59 mtrs x 97 cm.
Largest transfer space available on either side of the bed is 33 cm.
4 drawer chest and whicker stool.

Bath Room

Door width - 68.5 cm.
Toilet seat height - 43 cm.
The bathroom suite is white which contrasts with the toilet seat and side panel of the bath, both of which are lime-washed wood.
Bath - 57 cm high x 1.67 mtrs long x 68 cm wide.
There is a shower over the bath with bath screen.
The mirror is at a height of 1.26 mtrs. A shaver socket is positioned under mirror.

Grounds & Gardens

There is a fenced, decked ‘toddler proof' patio area to the rear of the property accessible to visitors via the living room.
There is outside garden furniture comprising of wooden table - 1.20 mtrs in diameter. Table height - 73 cm. 4 wooden chairs, seat height -39.5 cm.
The rear of the cottage overlooks a stream, play field with picnic bench, and organic vegetable patch which can be used by visitors.
There are many public footpaths within easy reach of the cottage. A selection of walks is provided.

Laundry

There is 24 hour access to a laundry room in an adjoining building 3 mtrs from Woodcutter's Cottage.
Guests have access to a stacked washing machine and tumble dryer and washing consumables. Pegs and an outside drying line are also available.

Additional Information

Woodcutter's Cottage is no smoking.
We do not allow pets.
A travel cot can be located in the bedroom wardrobe. An additional folding guest bed and high chair is available from Reception.

A hairdryer is available from Reception.
Mobile phone reception is reasonable (outside the property).
Internet access is available during office hours (subject to PC availability).
We supply a Welcome Hamper with tea bread, jam, milk, cheese, tea and coffee. Breakfast Hampers and frozen ready meals are also available to purchase along with jams and chutneys which can be purchased from the farm pantry (located next to Reception). Opening times - Monday, Tuesday, Thursday between 9.30am - 2.30pm and on Friday between 9.30am-5pm. Additional information on things to do in the area, maps, advice and assistance are also available from Reception.
Directions will be sent out on receipt of balance.
