Celebrate Saturday with 120 of your favourite people, with room for up to 150 seated and 200 in the evening. Linger Sunday over a farewell brunch with Bloody Marys, Mimosas, and proper goodbyes.

Wedding Coordinator & Master of Ceremonies
As part of your Estate Takeover we include a dedicated Wedding Coordinator who will guide you through the process and offer any assistance throughout planning. They will also be there on the day to ensure everything runs smoothly. This also means if you don’t have a family member or friend in mind to do the announcing we’re more than happy to step in!

There are many churches near The Out Barn, so if you choose to get married in a church you can still use us for your Wedding Breakfast and evening reception. The nearest church is St Helens in the stunning village of Waddington.

Yes. Our midweek Estate Takeover runs Wednesday to Friday — arrive Wednesday, celebrate Thursday, enjoy a relaxed Friday morning before you leave. It's the same immersive experience with two nights' accommodation included, just at a lower price point. Perfect for couples who want the wedding weekend feel without the Saturday premium.

The Estate Takeover ranges from £10,500 to £17,000, depending on your date and whether you choose a weekend or midweek. That includes three days of exclusive use, accommodation for 27 guests, reception and toast drinks, the Sunday farewell brunch and your wedding coordinator. Catering is booked with one of our approved caterers and charged separately.

We're near Clitheroe in the Ribble Valley, Lancashire. It's about an hour's drive from Manchester and Manchester Airport, 40 minutes from Preston, and 1 hour 15 minutes from Leeds and Liverpool. Clitheroe station is about 10 minutes away, with direct trains to Manchester Victoria. For directions, search 'The Out Barn' on Google Maps rather than using the postcode.

Check-in is from 1pm on your first day, so you can set up the barn at your own pace. Lodges check out at 10am on Sunday. The farmhouse and cottages are yours for a third night, with checkout at 10am on Monday.

Last orders are called at 11:45pm and the venue closes at midnight.

Every outdoor ceremony has an indoor backup. You can marry in the barn's glass-fronted room, which looks out over Pendle Hill and seats up to 150, so the view comes with you.

Yes, dogs are welcome, as long as they're kept on a lead and looked after throughout the weekend.

Your Estate Takeover is paid in four instalments of 25%: a deposit to secure your date, then payments 12 months, 6 months and 3 months before your wedding.

There are no other guests and no shared spaces. For your whole Estate Takeover, the barn, the farmhouse, the cottages, five lodges, the meadows and the Fairy Bridge are yours alone, and 27 of your guests stay on site as part of the package rather than booking rooms separately.
